Pre-Polishing Preparation
Before polishing begins, our technician will carry out a quick pre-clean using a light spray mop and microfiber pads.
This step helps remove any surface dust to ensure a smooth, even finish and protect the floor from fine scratches during polishing.
Only a minimal amount of water is used, and the floor is allowed to dry completely before the polishing process starts.
This careful preparation helps achieve the best possible shine and prolongs the life of your flooring.
Please note: This service is not suitable for stairs or vinyl flooring, as the professional polishing machine is large and designed for flat, open surfaces. Using it on stairs would be unsafe and impractical. In addition, vinyl floors can be damaged by the heat and friction produced during polishing, as the material and its protective coating are not made for mechanical buffing.
Furniture & Access Notice
For health and safety reasons, our technician is unable to move heavy furniture, large appliances, or delicate items.
We kindly ask clients to ensure clear access to the areas that need polishing before our arrival.
If furniture cannot be moved, we’ll polish the visible and accessible areas only, ensuring these are left clean and refreshed.
This helps prevent any accidental damage to your flooring or belongings, and allows us to complete the service efficiently and safely.
Important Notice (for Laminate Floors)
- Laminate floors simply don’t polish like real wood or stone.
- Laminate has a factory-sealed plastic layer on top , it’s not a polishable material.
The Sebo polishing system works by friction buffing , it brings out shine from real, polishable surfaces like sealed wood, marble, or terrazzo.
On laminate, there’s nothing for the pad to “activate.” The surface is already smooth and sealed, so the process will enhance cleanliness and smoothness rather than create a reflective gloss.

Real Wood Floors
Polished or varnished wood floors respond best to our professional polishing service — the process enhances the natural depth and gloss of the wood, leaving a beautifully smooth, reflective finish.
Matt or oiled wood floors do not develop a high shine, but the polishing process still helps to clean, smooth, and refresh the surface, bringing out a more natural and even appearance. These floors will look revitalised, but with a soft, satin look rather than a glossy finish.
Raw or unfinished wood floors are not suitable for mechanical polishing, as the pads can burnish or mark the exposed wood grain.
Stone, Marble & Terrazzo
Can achieve a beautiful, mirror-like shine when polished.
Porcelain or Matt Tiles
Naturally no-gloss — polishing enhances cleanliness and texture rather than producing a high shine.
Laminate Floors
These surfaces are not polishable — they have a factory-sealed coating that prevents shine restoration.
However, we can still provide a light buffing service to enhance cleanliness and smoothness, leaving the floor refreshed but without a glossy finish.
Vinyl Floors
Not suitable for mechanical polishing — may be damaged by heat and friction.
This includes peel-and-stick or glue-down vinyl tiles, which are made from soft, flexible material and can lift or scuff during polishing.
Results may vary depending on the floor’s age, material, and previous maintenance.
